What Does $1.5 Million Get You in Prescott, AZ? Three Homes, Three Very Different Lifestyles

In my latest video, I toured three homes around $1.5 million, and each one shows a completely different side of Prescott: resort-style living in the Dells, room to roam in Williamson Valley, and full club living in Talking Rock. Here’s what stood out to me about each one, plus the questions I’d ask if you’re shopping in this range.

1. The Dells at Prescott: Resort Living With the View

This neighborhood is all about the view, and the clubhouse overlooks it all, complete with a pool and a gym. The home I showed has three bedrooms and three bathrooms. It was built in 2023 and only lived in part-time, so it’s nearly brand new.

The real showstopper is out back. You look straight out at Granite Mountain and the Dells, those gorgeous granite boulders Prescott is known for. The yard is so meticulously kept that all you have to do is sit and enjoy it. And then there’s the casita, a private space for visiting friends and family.

This fits you if you want low-maintenance, lock-and-leave living with amenities nearby and a view you’ll never get tired of.

2. Williamson Valley: Land, Space, and a Little Bit of Country

Lots of people want to be in Williamson Valley, and the reason is simple: land, open space, views, and clean air. This home has about 4,000 square feet under roof in the main house, with three bedrooms and two and a half baths. Inside you’ll find a chef’s kitchen, a big primary suite, a bathroom to die for, and craftsmanship everywhere you look.

But the extras are what make it special. There’s a full guest house with its own bedroom, bathroom, kitchen, and living room, sitting above a four-car garage. There’s also a large workshop for cars, a home gym, or projects. And this property has no HOA, so bring the horses, the trailers, and the toys.

This fits you if you want privacy, room for your hobbies, and space for the people you love without everyone living under one roof.

3. Talking Rock: Build It Your Way, Inside a Private Club Community

Talking Rock is a world of its own. The home I showed here is semi-custom, so you pick the finishes, the colors, and the details. At the time of filming, the base price was about $1.5 million, and you can add from there.

Buying a home here makes you a member of the private club. This home includes the social membership, and there’s a separate golf membership too (call me and I’ll walk you through the cost). Members get a huge pool, tennis, racquetball, a gym, a restaurant, and golf-cart access straight from your driveway to the clubhouse. There are even apartments by the clubhouse you can rent when guests come into town.

What I love most is the people, though. They have dinner together on the golf course, golf together, and wave at each other on their walks. It’s easy to build friendships here that last a lifetime.

This fits you if you want community and amenities just steps from home, and the fun of making a new build your own.

How to Choose Your Prescott Lifestyle at $1.5 Million

All three of these homes are around the same price. What you’re really deciding is how you want your days to feel. A few questions to ask yourself:

• Do you want an HOA or not? HOA communities can come with amenities and upkeep. A no-HOA property gives you freedom for animals, trailers, and outbuildings. Always review HOA rules and fees before you fall in love.
• Who’s coming to stay? A casita, a guest house, or a rentable club apartment each handles guests differently.
• How much yard do you want to care for? A manicured lot and acreage are very different lifestyles.
• New, nearly new, or semi-custom? Each one changes your timeline, how many choices you make, and how fast you can move in.
• What does membership really cost? In club communities, ask exactly what’s included and what’s extra.
